Torsion and extension springs

Most Houston homes built in the last 30 years have one or two torsion springs on a shaft above the door. Older and lighter doors use a pair of extension springs that run along the horizontal tracks. Both are under enormous tension and both have a rated life of roughly 10,000 cycles — about 7 to 10 years for a typical household. When one spring on a two-spring door breaks, the other is the same age and will follow soon, which is why we replace them in pairs.
